Tenant Application Criteria

Ensure you meet our income, credit, rental history, and background check requirements for approval.

ALL TENANTS OVER 18 YEARS MUST APPLY & QUALIFY

We assess four key factors when determining whether a tenant is suitable for a property: income, credit history, rental history, and background check.

The following situations typically raise concerns and may lead to disqualification:

- Collections/Liens/Charge-Offs: Unpaid debts exceeding $150 or a history of multiple delinquencies.

- Recent Bankruptcy: A bankruptcy that was discharged within the last 2 years.

- Evictions: Any unlawful detainer or outstanding judgment owed to a previous landlord will result in automatic disqualification.

- Affordability: A significant amount of monthly debt obligations relative to income.

- Negative Background Check: Major felonies, including those involving weapons, financial fraud, theft, or being registered as a sex offender.

We look for the following qualifications in applicants:

- Income: The household's monthly income should be at least 2.75 times the monthly rent. Verification is required.

- Credit History: Positive credit accounts with a consistent payment history, showing current standing on the majority of accounts.

- Job Stability: Ongoing employment with the same employer or a long-standing history in the same industry.

- Rental History: A proven record of positive rental experiences over the past 3 years, ideally across at least 2 rental properties (or homeownership with a solid mortgage payment history for the past 2 years)

Additional Information:

- Payment at Move-In: We require the full first month's rent and security deposit, payable by cashier’s check or money order at the time of move-in.

- Security Deposit: The security deposit is equal to one month's rent. However, qualified tenants may be eligible to move in with no deposit upfront if they are approved through Obligo. To qualify, tenants must have maintained an average bank balance of at least half a month's rent for the last 3 years.

- Pets: A non-refundable pet fee of $500 per pet is typically required. Please check the advertisement for specifics.

- Lease Terms: Most leases are for a term of 12 months, unless otherwise stated in the property listing.

- Holding Period: Rentals can be held from the date of application approval until move-in day, but no longer than 1 week.

- Credit Check: If you're uncertain about your credit history, you can obtain a free credit report through the government website, AnnualCreditReport.com.

- Fair Housing Compliance: Really Property Management fully complies with both the Federal Fair Housing Act and Washington Fair Housing Laws.
