We believe that by clearly understanding our obligations, responsibilities, and policies, most potential misunderstandings can be prevented, leading to a stronger and more positive relationship between us.
Throughout your lease term, you will be expected to take reasonable care of the property and its equipment, as well as perform routine maintenance.
Tenant Maintenance Responsibilities (At Your Own Expense)
Tenants are responsible for, but not limited to, the following:
- Replace furnace filters and clean heat pump filters at least four times a year.
- Keep drains (including disposals) clear of grease, hair, and lint.
- Do not flush feminine hygiene products.
- Replace batteries in smoke detectors as needed.
- Replace both interior and exterior light bulbs.
- Vacuum the condenser coils on refrigerators.
- Clean the dishwasher filter screen regularly.
- Disconnect water hoses during winter to prevent pipe freezing.
- Insulate exposed water pipes during winter and cover hose bibs with insulation.
- Water the lawn and shrubs on a regular basis.
- Mow the lawn consistently.
- Weed and fertilize the lawn as necessary.
- Prevent weeds from growing in flowerbeds.
Additional Tenant Responsibilities
Additional Tenant Responsibilities:
Tenants are required to maintain and irrigate any surrounding grounds, including lawns and shrubbery, and keep them free of trash and weeds, if such areas are part of the premises and designated for the tenant's exclusive use.
Your responsibilities include:
- Mowing the grass weekly or as often as needed to maintain a neat and tidy appearance.
- Providing your own lawnmower and other necessary yard tools.
- Regularly weeding flower beds and trimming edges to maintain a neat look.
- Watering the lawn and shrubs consistently to keep the lawn healthy and green, at your own expense.
We expect the property to remain tidy at all times. If the lawn becomes dry, is not mowed, or flower beds become overgrown with weeds, you will be given a 10-day notice to correct the issue. If you fail to comply, we reserve the right to hire someone to address the situation at your expense.
If you do not wish to handle the yard work yourself, we can connect you with professionals who will set up a regular maintenance schedule with you. You can pay for these services along with your monthly rent. If REally Property Management determines the yard is not being maintained according to these guidelines, we will send a professional to manage the yard at your cost.
Pets
- All approved pets must be properly licensed in accordance with local government regulations.
- You are fully responsible for any cleaning, fumigation, or repairs needed due to pet-related damage to the building or grounds. You must pay for the full cost of restoring or replacing any damaged areas to their original condition.
- Pets must always be kept under control. If any pet causes a nuisance, such as excessive barking or damage to the property, you must immediately remove the pet from the premises upon request from the owner. This does not release you from the lease agreement.
Property Condition
The rent you are paying reflects the fair market value of the property's size, age, location, and condition. We will maintain essential services, such as water and heat, to meet your basic needs. By signing the Lease/Rental agreement, you accept the property as-is. While you may request improvements or alterations, we are not obligated to fulfill these requests.
